What is a traffic impact study?

It's the engineering analysis your city or county requires to show how a project affects the surrounding road network — trip generation, distribution, and level of service — before they'll approve a site plan, rezoning, or change of use. Reviewers expect it prepared to their specific methodology and sealed by a licensed Professional Engineer. That's what we deliver: a study scoped to what your jurisdiction actually requires, and technical responses to reviewer comments until your project is approved.

How it works

01 — Scope & fixed fee

Send us the city's request, comment letter, or your site plan. We define the study scope and send a fixed-fee proposal within one business day.

02 — Counts & analysis

We arrange traffic counts where required, then run trip generation, distribution, and level-of-service analysis to your jurisdiction's methodology.

03 — Sealed study & review support

You receive a signed-and-sealed study ready for submission — and we respond to municipal review comments until it's accepted.

Studies we prepare.

Every study is a fixed fee — scoped to what your jurisdiction actually requires, quoted before you commit.
01

Traffic impact studies

Full trip generation, distribution, and level-of-service analysis for site plan approval, rezoning, and change-of-use submittals.

02

Traffic statements & letters

Right-sized analysis for smaller projects that don't meet the full-study threshold — same seal, lighter scope.

03

Parking studies

Demand analysis, shared-parking calculations, and reduction justifications reviewers will accept.

04

Turn lane & access analysis

Warrant analysis for turn lanes, driveways, and site access design.

05

Queuing & circulation

Drive-through stacking and on-site circulation analysis for restaurants, banks, schools, and drop-off sites.

06

Review comment responses

Technical responses that get a stalled submittal over the line — including studies originally prepared by another firm.

"Mimik Solutions prepared our traffic impact study quickly and professionally. The report was well-organized, addressed all jurisdiction requirements, and helped our project move through the review process without unnecessary delays."

— Dale G, property owner, City of Miami

Frequently asked questions

Will my city or county accept your study?

Our studies are prepared to your jurisdiction's own methodology and signed and sealed by a Florida-licensed Professional Engineer (PE #85427) — which is what municipal reviewers across Miami-Dade, Broward, and Palm Beach require. Before we start, we review the city's comment or checklist so the study answers exactly what the reviewer asked.

How long does a traffic study take?

It depends on the scope and whether traffic counts are required, but most studies are delivered within two to three weeks of authorization. If your submittal deadline is tight, tell us — we'll confirm honestly whether the date is achievable before you commit.

How much does a traffic study cost?

Every study is a fixed fee, quoted before you commit — no hourly billing. The fee depends on the study type, the number of intersections analyzed, and whether counts are needed. Send us the city's request and you'll have a fixed-fee proposal within one business day.

Do I actually need a traffic study for my project?

Your city or county decides — typical triggers are site plan approval, rezoning, a change of use, or a project expected to add enough peak-hour trips to affect nearby intersections. If a reviewer asked for one, send us the comment. If you're not sure, we'll tell you whether a full study, a shorter traffic statement, or nothing at all is required.

What's the difference between a traffic impact study and a traffic statement?

Scale. A full traffic impact study analyzes trip generation, distribution, and level of service across the surrounding intersections. A traffic statement is a shorter analysis for smaller projects that don't meet the full-study threshold. We prepare both — and we'll scope whichever your jurisdiction actually requires.

Do you handle the traffic counts?

Yes. Where counts are required, we arrange and manage the data collection as part of the engagement — you don't need to hire a separate count vendor or coordinate schedules yourself.

What happens if the city reviewer has comments?

We respond to them. Technical responses to municipal review comments are part of the engagement, not a new fee — we revise and defend the study until it's accepted.

Do you serve my city?

We serve all of Miami-Dade, Broward, and Palm Beach counties — every municipality. Each reviewer has their own expectations, and we prepare the study to the specific requirements of the jurisdiction reviewing your project.

What do you need from me to start?

The project address, your site plan or a description of the proposed use, and a copy of whatever the city sent you — the comment letter, checklist, or pre-application notes. That's enough for a fixed-fee proposal within one business day.

Do you also do parking studies and turn lane analysis?

Yes. Parking demand and shared-parking studies, turn lane and access warrant analysis, and queuing analysis are all part of our transportation practice — often bundled with the main study when the city asks for them together.
