What happens if I miss the 90-day deadline?
Florida cities can issue daily fines (typically $250–$500/day) and, in serious cases, an unsafe-structure notice that may require occupant evacuation. The good news: cities almost always work with owners who have engaged a licensed engineer and have an inspection scheduled. The fastest way to take the deadline off the table is to start the inspection process — we can typically schedule yours within 3–5 days.
Do tenants or occupants have to leave during the inspection?
No. The structural and electrical inspection is non-destructive and doesn't disrupt occupants or business operations. We work around your schedule.
What if my building has issues?
Roughly 20–30% of 40-Year Recertifications surface at least one issue requiring repair. The most common: spalling concrete, corroded rebar in balconies and slabs, and electrical panels needing upgrade. As a licensed general contractor in addition to engineering, we can scope and complete repair work in the same engagement — no coordination with a second firm.
How fast can you actually get this done?
Inspection scheduled within 3–5 days of your request. Signed and sealed report within one week of inspection. Most owners go from sending us the notice to having a report submitted in under two weeks.
Are you licensed in Florida?
Yes. Florida Professional Engineer License #PE85427 and Florida General Contractor License #CGC1531655. Both are required by state statute for recertification work performed by the same firm — most providers are one or the other and have to subcontract the rest.
What if I have multiple properties?
We handle portfolios of any size and offer per-property pricing for owners with two or more buildings. Mention all of them when you reach out and we'll quote them as a single proposal.
Can you help if my building has already failed a previous recertification?
Yes. We've restored compliance for owners whose previous engineers identified issues but didn't follow through. We assess what's outstanding, scope any repair work, and walk you through the path back to certification.
Will you also handle any required permits?
Yes. If corrective work requires building permits, we pull and manage them as part of the construction scope — no separate permit-running line item.
